Home loans
Home loan for self-employed doctors and CAs in Gandhinagar
A plain checklist for doctors and CAs who run their own practice and want a home loan for a flat in Gandhinagar.
What documents does a self-employed doctor or CA need for a home loan?
Banks usually want two or three years of filed income tax returns. They also ask for audited or CA-certified profit and loss statements, and six to twelve months of bank statements. Your registration or qualification certificate goes in the file too, along with proof that your practice is still running.
Kotak Mahindra Bank's self-employed home loan guide and Bajaj Housing Finance's note on ITR requirements show similar lists. Each bank sets its own final list. Ask for it in writing before you apply.
Does presumptive income under section 44ADA help a home loan?
Section 44ADA lets eligible professionals treat 50 per cent of gross receipts as profit, so they do not have to keep full books. The Income Tax Department explains the ITR-4 (Sugam) return used for this.
The bank decides how much of that declared income it will accept. Some banks may ask for full accounts instead. Ask how your bank treats 44ADA income before you pick a lender.
Do tax-saving expenses affect the loan?
Yes. Lenders look at income after genuine business costs. The more expenses you claim, the less income a bank may count. Talk to your CA about your filings before you apply, not after.
What CIBIL score do I need for a home loan?
The CIBIL score runs from 300 to 900. Higher is better. The TransUnion CIBIL guide to the score explains how it is built from your credit report.
Each lender sets its own cutoff. Many lender guides call 750 or above strong. Check your score and your report for errors before you apply.
How much loan can I get on a flat?
The Reserve Bank of India sets loan-to-value (LTV) limits for housing loans. The limit depends on the size of the loan. The RBI circular on individual housing loans (2017) set the bands many banks still use as a reference. Housing finance companies follow separate rules. Ask your lender for its current limit.
Why do self-employed loan files get delayed?
Usually the papers do not match. Your ITR, audited accounts and bank statements should tell the same income story. Late or missing filings slow the file down.

Frequently asked questions
Can a self-employed doctor get a home loan without ITR?
Some lenders accept other proof, such as bank statements. Terms can differ, so get the exact list from the lender first.
Do CAs get an easier home loan than other self-employed people?
Lenders often look well on steady professional income. The final decision still rests on the bank's own checks.
Does Divine guarantee loan approval or interest rate?
No. Divine does not guarantee approval, interest rate or loan amount. The bank decides.
